SkyPark Kepler is one of the most talked-about new launches in Johor Bahru - and it’s not hard to see why. It’s the first ever branded residence in JB, managed by none other than Banyan Tree, and located right along the Lido Waterfront Boulevard overlooking Singapore.
But the big question is:
Does SkyPark Kepler actually live up to the hype?
Is the branding justified?
And is this project worth a deeper look for homebuyers or investors?
I spent the past week going through the concept, location, masterplan and pricing - and I’ve put everything into a detailed video using my Five-Filters Approach (the same framework I use for my own investment screening).
In the video, I break down:
What makes this location more meaningful than just “sea view”
How the 163-acre Lido Waterfront Boulevard masterplan changes JBCC
The role Banyan Tree plays in the rental scheme
Why this project is unique - even among waterfront developments
What I think about the pricing relative to RTS-zone projects
My score using the Five-Filters system
And whether SkyPark Kepler deserves a deeper due diligence
I also share some personal thoughts - including the one view I didn’t expect to like, but ended up becoming my favourite.
If you’re considering SkyPark Kepler for investment or own stay, this video will give you a clear, structured starting point.
